At 1,029 metres on the corridor's high western plateau, Shams Quarter sits on an exposed south-facing ridge with the longest annual solar window in the corridor. The site looks out across the southern plain to the agricultural belt and back across to Anar and Hudud — its sister communities to the east. The whole masterplan is oriented to the sun: the rooftops carry photovoltaic arrays, the boulevard carries a continuous solar canopy, the perimeter parking is a solar field that doubles as shade.
الشَّمْس, al-Shams, means the sun. In Damascene tradition the sun has always been the divider of public and private — the iwan reads the sun, the courtyard catches the sun, the mashrabiya filters the sun. Shams Quarter takes that grammar one step further: the sun is not just a climatic factor but the masterplan's energy source. The 25,900 MWh produced annually by the rooftop and canopy arrays runs the heating, cooling, lighting, and electric mobility loops of a 14,400-person community — with a surplus exported back to the corridor grid.
The site is reached from the corridor expressway through a tree-lined approach. The labyrinth-paved civic plaza is the masterplan's signature room — a circular paving pattern carved in basalt and limestone, with a brass armillary sculpture at the centre. From there the 15-minute nucleus unfolds in concentric rings: the civic anchors and the iwan reading garden in the first ring, the residential fabric in the second, the office and retail in the third, the agricultural belt in the fourth.
Shams answers the deepest sustainability question the corridor has been carrying since Phase A: how close can a heritage-language masterplan get to Net-Zero without compromising the architecture? Qabou hit −19% with basalt arcades and a small solar canopy; Hudud went one step further at −20% by adding parking reduction. Shams goes two-and-a-half times further by adding a comprehensive solar-offset programme on top of the same material and electrification strategy. Result: −56% below the no-strategy baseline, a Net-Zero-pathway result and the corridor's deepest carbon reduction at this date.
The civic centrepiece is the labyrinth plaza — a 4,500 m² circular paving pattern in basalt and limestone with a brass armillary sculpture at the centre and an iwan-arched reading garden on its northern edge. The plaza is sized for the Friday gathering, the Eid celebrations, the harvest market overflow, and the everyday meet-and-greet. The labyrinth pattern is a Damascene mosaic motif — a private memory laid into a public room.
The brand does not say "sustainable masterplan". It says "الشَّمْس" — the Sun. The discipline is to make 92 hectares of programme — most of it residential and parking — read as one continuous heliotropic gesture: every roof a solar collector, every threshold a sun reading, every public room a labyrinth back to the centre.
Shams is the first KETURAH masterplan built explicitly to the 15-minute-city standard: a 900-metre walking radius from the labyrinth plaza covers every civic anchor, every market, every school, every residence, and the BRT station.
A residential-led mix with a small office cluster, a compact retail spine, and substantial below-grade parking. Programme bands disclosed at gross floor area (GFA) and net interior area (NIA); use percentages reflect each band's share of the building envelope and overlap vertically.
Parking leads at 68 percent of envelope GFA — most of it below grade beneath the residential and office programme, with the surface returned to the public realm. Residential follows at 37 percent. Retail rounds out the daily-needs spine at 8 percent. The compact office cluster (15,500 m²) is sized for the local working population, not the corridor-wide programme.

Ten-year tonnes of CO₂ equivalent for the as-designed quarter, compared against a baseline that applies no sustainability strategies. The reduction comes from four strategies in combination — electrification, solar offset, parking-footprint reduction, and sustainable material selection — the first masterplan in the corridor to combine all four on a single site.

Electrified heating saves ~3,920 MWh annually. The rooftop and solar-canopy PV produces ~25,900 MWh per year — enough to offset the quarter's site emissions and feed surplus to the corridor grid. Reduced parking is taken as ground-area returned to the public realm. The sustainable-materials programme deepens to −32% via low-carbon concrete, FSC-certified timber, recycled-content steel, and a local-sourcing requirement within 80 km. Combined: −56%. T0
A day in Shams runs by the solar arc and the labyrinth shadow. The PV arrays start producing at six; the labyrinth plaza fills at noon; the solar-canopy parking field takes the last light at seven.
The iwan reading garden opens at eight. The mashrabiya screens carry the morning sun in dappled patterns; the olive trees catch the light. Students from the K-12 walk through to seminar rooms; readers take the stone benches in the cool of the iwan's shadow.
The labyrinth plaza holds the midday crowd. The brass armillary sculpture at the centre marks the hour with its shadow; the cafés on the eastern colonnade fill; the pergola of the reading garden carries the noon shadow. The PV arrays on the surrounding roofs are at peak production.
The solar-canopy parking field takes the last light. The PV arrays catch the low sun at a near-perfect angle; the field reads as a horizon-wide collector. Beyond it, the agricultural belt drops into the southern plain. The quarter's lights come on; the labyrinth plaza fills for the evening; the BRT pulls in for the last shift.
